Tenant Improvements: How to Make Your Space More Retailer Friendly

Building and property owners often have space that is not equipped or fit for retailers. Even when it is an already established mall, where one would “assume” that the space being rented will be equipped with the so-called basic needs for you as a retailer.

Working in a retail environment can sometimes become rather uncomfortable if the retail space isn’t adequately structured. Tiny back offices, small stockrooms, and poorly allocated payment facilities can lead to an intolerable working habitat. Effective steps and actions need to be taken to ensure employee satisfaction which ultimately leads to increased productivity.

With that said, in most cases, if not all, as a tenant of retail space, you are responsible for the improvements of your space and to transform the empty shell that you are now renting into a  masterpiece for shoppers to walk into.

A few tenant improvements and physical building renovations might just be the answer that a retailer has been searching for. Turning the arid space of a store into a retailer-friendly space should be a great starting point. If the needs of employees are adeptly listened to and taken into consideration, what they require is more of a spacious, comfortable, yet interactive territory.

Tenant improvements can be a retailer’s worst nightmare when you don’t have sufficient knowledge about general contractors, retail contractors, and even commercial general contractors. Let’s face it; you wouldn’t want to just get anyone in on your tenant improvement project and be left with endless problems.

Now, let us get down to business. How do you go about your tenant improvements to make your space more retail-friendly?

With the latest growing trends in technological advances, retailers that have been implementing aspects of this into their space, have been getting quite positive results.  Add to this the option of creating seamlessly workable spaces for staff members, and you may begin seeing more than just minuscule results. Any type of large-scale tenant improvement will require the services of a general contractor, or at times, even a retail contractor. Construction companies as such, are always the best bet at successfully attaining the desired results.

By knowing one’s service offerings, one would be able to gather more accurate information regarding the needs and wants of the workforce. This not only benefits the employees but the retail owner and fundamentally the customers as well.

Let us take a retail clothing or fashion store for example. Large amounts of stock are delivered to keep up with the demands of the consumers. Ample space is required for the items to be unpackaged, barcodes scanned in, and the specific stock counts added into the store’s system.  A lack of appropriate space leads to deceased workflow proficiency.

The number of employees that can effectively assist in the efficient speed and accuracy of the process is greatly diminished. This leads to unnecessary time wastage and added overtime costs.

We all need a plan of action when packing on a new project, no matter what that project may be.
As a retailer, you already know what your offering to the general public is, who your target market is and what you are selling.

A generally commercialized retail contractor will be able to assist the store/franchise owner with a clear-cut assessment of the entire outlay of the store. Take into consideration that the following will also need to be considered:

  • In-store ablution facilities could be provided, which would require sufficient space
  • Staff lunch areas

  • Office area – should this be required

Know who the best general, retail, and commercial general contractors are to make use of. It is very important that your contractors understand and abide by the health and safety regulations required for a safe retail environment, not only for your staff but customers as well.

Intuitive floor designing and planning would be well taken care of by a retail contractor. Walls may or may not need to be broken down, as well as walls that may possibly need to be erected.

Creating a comfortable space for an entire staff complement to operate in, brings about a large array of benefits for everyone involved. The importance of tenants making retail-friendly improvements to their stores cannot be overstated.  Let us also not forget the importance of paying customers.
